When the judge orders eviction, the buyer of the land contract usually has 10 days to leave the house. You can ask the new owner for more time if they have special circumstances. If the buyer of the land contract remains, the judge could make an order that will order the sheriff or a clerk to evict them and remove their belongings from the house. If a property buyer knows they can`t pay the repayment amount, they can ask if the new owner is willing to work out a Cash for Keys agreement. In the case of a “Cash for Keys” agreement, the buyer of the land contract leaves the house for money before the expiry of the withdrawal period. Some new homeowners will do this because they can get the house faster and they won`t have to pay the court and attorney fees for an eviction case.
